Holliston June Home Sales Cluster Between $550,000 and $770,000 in Active Month

HOLLISTON -- A Whispering Lane property sold for $1,155,000 to lead June residential deed activity in Holliston, where nine of 19 recorded transfers carried disclosed prices ranging from $280,000 to more than $1.1 million.

  • MARKET OVERVIEW
  • Nineteen deeds were recorded in Holliston between May 31 and June 29, 2026, though prices were disclosed on only nine of those transfers. Among the nine priced sales, values ranged from $280,000 to $1,155,000, with a median of $590,000. The raw volume of 19 transactions represents a moderately active month for a town of Holliston's size, though the high share of undisclosed prices — 10 of 19 transfers — limits a complete picture of market conditions. Several of the undisclosed transfers show characteristics of intra-family or estate-planning conveyances.
  • TOP SALES
  • The month's highest-priced transaction was 30 Whispering Lane, which sold June 10 for $1,155,000. Raul L. and Ann M. Nunez were the sellers; Matthew F. Sliney and Sarah R. Lombard are the recorded buyers. Second on the list, 168 Westfield Drive changed hands June 4 for $770,000, with Christian and Chrystin Comeau selling to Erik James and Jessica Verdibello. Third, 19 Orchard Lane sold June 12 for $700,000; the sellers were the estate of Shirley M. Mackeil and Bonnie B. O'Connor, and the buyer of record is Ivy Tharion LLC. Rounding out the top tier, 76 Brook Street sold June 11 for $600,000, with Mayflower Estates LLC conveying the property to Juliano Barbosa Guimaraes, and 44 Temi Road sold the same day for $590,000, from Frederick B. and Eileen Frances Adair to Kenneth and Gretchen Egan Hillstrom.
  • NEIGHBORHOOD BREAKDOWN
  • Danforth Drive produced two recorded deeds within days of each other — 3 Danforth Drive sold June 10 from Richard M. Novitch and Wendie E. Murstein to Danforth Drive LLC, and 5 Danforth Drive transferred June 5 from Danforth Drive LLC back to Novitch and Murstein; neither carried a disclosed price, and the paired transactions appear linked. Cranberry Lane also saw two transfers: 58 Cranberry Lane sold June 1 for $550,000, and 9 Cranberry Lane recorded June 2 without a disclosed price. The Jameson Drive condominium complex at units 309 and 239 each recorded undisclosed transfers in June. Among priced sales, four properties cleared $700,000 or more, three fell in the $550,000-to-$600,000 range, and two landed below $400,000 — at $300,000 and $280,000.
  • MARKET NOTES
  • The buyer on the $280,000 transfer at 16 Roy Avenue was New England Home Partners LLC, consistent with an investor or entity purchase at the low end of the price range. The $300,000 sale recorded June 11 listed no street address in the deed data and cannot be mapped to a specific location; it is included in aggregate statistics but omitted from address-specific reporting. Of the nine priced sales, five fell between $550,000 and $770,000, suggesting that range represented the most active price band for arms-length transactions this period. At least four of the 10 undisclosed-price transfers show grantor and grantee names consistent with trust formations or estate transfers, which commonly record without consideration.
